Riverbend RV Park Tents for Rent

RV Park Rules Fresno Guests Should Know

Riverbend RV Park rules are designed to ensure a safe, respectful, and enjoyable stay for all guests. By following these rules, everyone helps maintain a clean, quiet, and welcoming environment throughout the park.

 Check-in & Check-out

Check-in Time: 1.00 p.m. Check-out Time: 11:00 a.m.

WIFI & Access Codes:

Once your reservation is confirmed, you will receive a detailed confirmation email with important information, including WiFi login details and access codes for the bathrooms and laundry room. You will also receive this information again by text or email both before your arrival and on the day you check in.

Deposit Policy:

One night stay non-refundable deposit.

 Cancellation Policy

Our cancellation policy requires notice at least 7 days prior to arrival.

  • If canceled 7 days or more before arrival: You will receive a full refund minus a $5 per reserved night reservation processing fee (e.g., $10 for 2 nights, $35 for 7 nights). This fee helps offset administrative and transaction-related costs associated with processing and canceling the reservation.

  • If canceled within 7 days of arrival or for no-shows: You will be charged the first night’s rate, and the balance of unused nights will be refunded.

  • RV breakdowns, mechanical failures, towing issues, weather, traffic delays, or other travel interruptions beyond the park’s control remain subject to Riverbend RV Park’s standard cancellation and early departure policies. As a courtesy, management may choose to refund unused nights; however, the first night’s stay is non-refundable.

Early Departure / Shortened Stay Policy

If a guest chooses to depart earlier than their confirmed reservation, or shorten their stay after check-in, a one-night early departure fee will be applied. The remaining unused nights will be refunded. This policy helps ensure availability for all guests, as reserved sites are held exclusively and may not be rebooked on short notice.

Examples:

  • 5 nights booked, 3 stayed = 4 nights charged, 1 night refunded.
  • 3 nights booked, 2 stayed = 3 nights charged, 0 nights refunded.

During peak periods, holidays, or high-occupancy dates, management reserves the right to limit or deny refunds for shortened stays.

By completing your reservation, guests acknowledge and agree to all reservation policies, including applicable early departure fees.

Monthly Stay Reservation and Cancelation Policy

Monthly stay reservations require a $198 deposit. Reservations must be canceled 30 days prior to the start date or the deposit will be forfeited. After a guest has stayed in the park for 30 consecutive days, Riverbend’s Monthly Stay Guest Agreement automatically applies. This agreement covers extended-stay terms such as deposits, billing, and park conduct.

Electricity is billed monthly based on meter readings and is charged separately. Rent and electricity payments are due when shown in your account, with a $50 late fee for payments not received by the due date. Rent and electric payments are billed and due based on the park’s monthly meter reading schedule, not the guest’s original check-in date. This ensures accurate billing for the electricity used during each stay period. Extended stays are offered on a month-to-month basis and are not considered tenancies under the California Mobilehome Residency Law.

Administrative Reprocessing Fee

If a card on file cannot be charged (due to expiration, incorrect number, insufficient funds, or a declined transaction), a $5 Administrative Reprocessing Fee will be added to the reservation to cover the additional administrative steps required to resolve the payment.

Site Maintenance

Please keep your site neat and free of litter including cigarettes.

For safety reasons, clothes lines are not allowed at our RV park. Please do not hang towels, clothing, or other articles on trees and fences. Our laundry facility has washing machines and dryers available for your convenience.

RV Positioning, Utility Access & Park Property Care

RVs must be parked fully within the site boundaries, with slides, steps, vehicles, and personal items kept clear of electrical pedestals and utility connections. If a utility meter cannot be safely accessed due to RV placement, guests may be asked to reposition their RV to ensure proper access. To help maintain safe and reliable service for all guests, please ensure no damage is caused to park utility equipment or infrastructure. If accidental damage does occur, repair costs may be billed to the card on file.

Cleanliness

Sites must be kept clean, tidy, and free of clutter or trash. Personal items must be stored neatly and off the grass. Only outdoor furniture is allowed and must be stored properly when not in use. A $50 cleaning fee will apply to sites left messy or with trash, and guests may not be welcomed back.
